TM44 Air Conditioning Inspections
Who needs a TM44 inspection?
Buildings with a combined cooling output of 12kW or more are required to have a TM44 Air Conditioning inspection . This includes single large-scale units, and individual units that together reach or exceed 12kW
When to get a TM44 inspection?
A TM44 Air Conditioning inspection should be carried out every five years by an independent, accredited assessor. The first inspection should take place before the air-conditioning is five years old.
What's included?
The TM44 Air Conditioning inspection includes a visual inspection, examination, and detailed inspection of refrigeration and air moving equipment. It also looks at how the system is being used, serviced and maintained.
What's the purpose?
The TM44 Air Conditioning inspection assesses the energy efficiency of the air conditioning system and provides a report with recommendations for improvement.
What happens if you don't comply?
Non-compliance with a TM44 Air Conditioning inspection can result in a financial penalty. It can also cause problems in property transactions.
Display Energy Certificates (DECs)
Display Energy Certificates (DECs) and advisory reports are required to be obtained by buildings that are occupied by a public authority, are larger than 250m² and frequently visited by the public.
Where the building has a total useful floor area of between 250m² and 1000m², the DEC and advisory report are valid for 10 years.
Where the building has a total useful floor area of more than 1,000m², the DEC is valid for 12 months. The accompanying advisory report is valid for seven years.
